About Property & Mortgage Insights Australia (PIMA) & Host Virginia Graham Riches

Property & Mortgage Insights Australia is an independent editorial publication exploring the environment surrounding property ownership and lending decisions in Australia.

Property outcomes are rarely determined by finance alone.

Tax policy, legal structure, regulation, market conditions and timing all influence borrowing and investment decisions long before a loan application is assessed.

PMIA was established to bring these perspectives together.

Through long-form conversations with industry professionals and ongoing analysis of policy, regulatory and market developments, PMIA surfaces the real questions emerging across the Australian property landscape.

Our Purpose

The goal of PMIA is to help borrowers, investors and professionals better understand:

  • How property and lending environments evolve
  • Why borrowing outcomes differ over time
  • How regulatory and policy changes influence decisions
  • Where finance intersects with legal, tax and strategic considerations

PMIA provides context and interpretation rather than financial or legal advice.

The Ecosystem

PMIA sits at the front of a structured lending education ecosystem:

  • PMIA — surfaces the real questions through conversation
  • Model Mortgages — explains the lending assessment frameworks behind those questions
  • Structur — allows borrowers to map their position privately before engaging professionals

About Host Virginia Graham Riches

Before the mortgages, there was Vogue.

Virginia Graham Riches is one of Australia's most distinctive voices in property finance — and one of its least typical.

Before she spent two decades inside Australian lending assessment, she had a career that looked entirely different.

As a professional model working across Australia and New York, Virginia appeared on the covers of Vogue Australia, completed more than 200 television commercials, and built the kind of international visual profile that most people in finance never experience.

She walked away from that career deliberately — and into lending.

The Career Nobody Expected

That combination turned out to be rare and remarkably valuable.

The ability to make complex things accessible, to communicate clearly to mainstream audiences, and to build trust quickly — these are not typical skills in mortgage broking. But they shaped everything Virginia built.

Flirting with Finance was published by Fairfax Media and adopted by major Australian financial institutions — with a single bank ordering 2,000 copies alone. The book was sponsored by leading financial institutions and remains one of the few Australian finance education titles to achieve institutional distribution at that scale.

Her finance education work reached national television audiences through Channel 9 and Nine MSN. Her YouTube finance videos attracted nearly 200,000 views globally. She was considered for national property television — the same space her main podcast competitors now occupy.

Why Model Mortgages Is Called Model Mortgages

The name was deliberate — and yes, there is a wink in it.

Model Mortgages is the structured lending ecosystem Virginia built around one core belief: that borrowing outcomes are shaped by structure, timing and lender interpretation far more than most people are ever told.

The model part refers to both the person who built it and the modelling framework at its heart.

Virginia holds Australian Credit Licence 387460 through Model Mortgages Pty Ltd — governing specialist lending divisions across residential, medical, expat, commercial, mining and equipment finance.
